Cadey specializes in new construction, developer marketing and sales and luxury home and condo sales in Lincoln Park, Lakeview and surrounding neighborhoods.


She has a particular eye for design which benefits her clients in the purchase or sale of their homes and has cultivated a network of service professionals and specialists that enrich the personal environments and lives of her clients.


Cadey loves her work but is especially excited about leading sales for the new luxury condo development at Lincoln Common on the former site of Children’s Memorial Hospital in Lincoln Park.


Cadey is a natural connector and takes great satisfaction in making introductions that enhance social and business opportunities for her clients and colleagues. She also enjoys hosting events and creating content that is relevant, timely and valuable on topics related to real estate and beyond. She co-founded and leads a networking group composed of real estate and related industry professionals, serves on the board of the Sheffield Neighborhood Association, is a member of the Lincoln Park Chamber and is active in other organizations and groups.


In addition, Cadey has developed an expertise in serving clients going through divorce. Her personal experience spawned a genuine desire to help others. With an empathetic demeanor, knowledge of the process and access to a range of divorce and financial professionals, she offers a holistic and consultative approach to her clients that enables them to make informed decisions.

Perspective on Pensions,Taxes and the Market

Greetings,

We can no longer kick the can down the road. The state is responding to our ballooning debt and unfunded pension crisis with increasing property taxes, higher sales taxes and a possible graduated income tax. There is no argument Illinois faces significant economic challenges and other headwinds that are dampening market sentiment and impacting certain segments.

In most cases, the fear of the unknown is more problematic than reality. Markets like certainty. Perspective is also important. To weigh positive indicators against current challenges. The chief economist for the National Association of Realtors (NAR) recently offered his analysis and perspective; his findings are quite positive and reinforce some encouraging trends in Chicago. Some highlights:

• Through Q1, the GDP grew 3. 2%. In July, the U. S. will be experiencing its longest expansion in history, which began in June 2009

• More than 21 million jobs have been added since 2012 with 2 . 6 million added in the past 12 months

• Consumer confidence remains high

• Housing affordability is significantly higher than 2000 with mortgage rates remaining historically low. Recent figures show a 30 - year mortgage rate at 4 . 5% compared to 8.1% in 2000

• Pending home sales have dipped across the U. S. except for the South which is still enjoying strong gains

• Homeowners hold $15 . 5 trillion in housing equity; on a national average, homeowners’ net worth is $250, 000 versus $5,000 for renters

Our city has undergone a tremendous demographic shift since the 1990s. While the city continues to lose population, particularly on the south and west sides, there has been a steady and sizable increase in the young and educated as a percentage of the population. Since 2010, the city has gained more than 600, 000 new jobs in the Central Business District ( CBD). Our city’s unemployment rate is 3. 6%. Census data show that nearly 40% of Chicago’s 25 -plus-year- olds, hold a bachelor’s degree, more than New York or Los Angeles.

Many of those young people are turning to high- end rentals near their jobs, fueling an upper-market rental explosion. In the past four years, nearly 20, 000 high- end apartments have been added to city’s core and surrounding neighborhoods, leasing faster than anticipated.

There is talk about a shift toward renting. Market data and experience tell a different story. When young adults marry and have children, they want to own. Or when they tire of exorbitant rents and calculate the money they are spending; many choose home ownership. My industry remains bullish on this fact. A growing, educated workforce bodes well for our city and its real estate values.

There is no getting around it. Illinois’ taxes are high. Wallethub, an online financial resource, shows Illinois ranking second behind New Jersey in property taxes, calculating an average real estate tax of approximately 2 . 31% of home value. Only three other states have taxes above 2% of home value. The sting is especially sharp in the upper end of the market with standard deductions for property taxes limited to $10, 000.

The silver lining—taxes have the public’s attention and fervor. As I instruct all my clients, be sure to file appeals every year. It is critical to remain vigilant; I will gladly recommend outstanding attorneys who are paid on contingency.
